Update August 2008:  She is now the leaseholder and we are shopping to furnish the apartment because the original leaseholder took her furniture with her.  New adventure!  See the furniture links at the bottom of the page.

Update June 2008:  We just found her first sublet apartment!  We are now looking for the next sublet.  So, this site will grow and grow.

Renting in Manhattan Climbs 5.5% - 04/09/2008 Daily News

Hi, my twenty-one year old daughter is moving to New York City.  She has a job in Manhattan and I'm learning where the best places are to rent in and around Manhattan.  We have spent a lot of time in the city, so I am by no means a beginner.  I am a safety freak who is known to hail down police officers and ask their opinions about the neighborhoods they patrol.... all the while getting huge eye rolls from my daughter!!  And I'm O.K. with that!  Click on the precinct link in each of the neighborhoods and you can find the crime statistics for that area.

Not being a native New Yorker, the rental search process has been daunting.  So, I began writing down all of my findings and questions and links.  I found that many others had the same questions, so I decided to start a website.  I found many native New Yorkers who were willing to help, but natives understand the city already, so it was difficult for us to communicate effectively because they just "knew" what they were talking about and it was difficult to explain that my head was spinning from their wealth of information.  So while they were greatly willing to help, I needed a different kind of help.

Hope this website helps you find an affordable, safe rental.  If the link appears black, I haven't researched that area yet.  I am filling in the information as I get to it, so every location may not have info yet.  You might find something, you might not... but I will continue finding relevant articles about each neighborhood.

Lastly, there are thousands of people who live in each and every one of these neighborhoods and they think they are all safe and love their neighborhoods.  I once had an aunt who lived in the worst part of another city, her house was robbed and she and her husband were beaten up twice in their own home, yet she still insisted that I was crazy when I mentioned that I thought she lived in a dangerous neighborhood.  We all have different definitions of safe.

Is it safe? #1 RULE:  You must walk in the neighborhood in the day and the night to get a feel for safety in a neighborhood. 

To get a feel for safety, I scoured the website forums and took the opinions of people who responded to others about safety.  I have actually added my own feelings on safety if I have actually walked the street in an area.  So, take that information for what it is as many people have a different definition of safety than myself.  I have also included links to the many police precinct crime statistics which many help give you a feel for the "reported" crimes in an area.  I have also tried to include places where you should avoid and known dangerous and unsafe places. I've also tried to collect actual newspaper articles on crimes in specific areas so you can get a feel for what the area may be like.
   
Affordable apartments in Manhattan Affordable is not Manhattan.  The more affordable you go, obviously, the less desirable and sometimes the more unsafe.  Even if you choose to sublet or share an apartment, affordable means $1,200 if you're really, really lucky, but more like $1,500 to 2,500 for minimally decent living.  You will not be living in a "Sex in the City" type of apartment on affordable.  Affordable is maybe Astoria Queens, Brooklyn, Bronx, Harlem, Long Island City and even New Jersey City. 

Can you find something really cheap in Manhattan?  Yes, but you have to do a lot of legwork to find it!  As of 2008, my daughter pays $1,375 plus electric and cable share for a small one room with two other roommates in a nicer part of Manhattan in a fifth floor walk up building.  The ONLY way to go cheap is with sublets and roommates - PERIOD!  And, even then, you have to search, search, search and then cross your fingers that it all works out.  There is risk with the roommate, sublet situation if you don't find the right people to deal with.

If I had to choose from the above areas listed, I would first look into Long Island City and then Astoria first (both with caution).   I would not consider the other areas at all because I am extremely selective and I can be.  if you can afford more, then look into the areas below the 80's in Manhattan.  Most places, with some exceptions, are pretty good.
   
Pictures & Video I have personally taken many pictures and video of neighborhoods in Manhattan.  I have also collected some amazing pictures from websites, blogs, forums from locals who have lived in the neighborhoods.  Look through the pictures and watch the videos, you will get a good sense of what each area is like.
