Mom's Opinion?:  April 2009.  Visited Washington Square Park.  It was beautiful and appeared to be very safe.  New York University housing is on one side of the park and then on the side that starts 5th Avenue (right across from the arch) is very nice.  The southern side is a few blocks which include a new performing arts center and a church.  I felt very safe there on a beautiful, sunny, Saturday.  I also felt that one should be cautious there at night, but did not feel a sense of overwhelming danger. 

A note from answers:  The Washington Square tables form the cornerstone of what is called Manhattan's "chess district," as the area around the park (Thompson Street, between West 3rd Street and Bleecker Street) has a number of chess shops, the oldest being the Village Chess Shop.


 

Great Building is Richard Meier's tower at 173-176 Perry Street. Calvin Klein, Martha Stewart, and Nicole Kidman have all bought there.   Best times to find a rental, according to New York Magazine article is June and September.  This article also quotes Corcoran Real Estate as saying that the Village is the most desirable place in downtown.
