What you need in order to rent in NYC

This section is for those working with management companies or if you're working with a real estate agency. If you are subletting or doing the roommate thing then you will have to discuss what you need with your sublet landlord and new roommates.  Note that these requirements are only meant as a guide and will vary from company to company.
1.  You will have to be making a salary 40 times the amount of the monthly rent.  FORTY.
2.  You have to have $3,000 in the bank for 6 to 12 months prior to renting.
3.  You must have a guarantor if you have less than the above and that guarantor has to meet the above criteria or it will not be acceptable.  Also, your guarantor must be from the Tri-state area of New York, New Jersey or Connecticut for many places.
4.  You must have references, preferably from your past rental landlords.
5.  You must have a minimum of the deposit, the first months rent
6.  You must get a letter of employment from your employer on company letterhead, stating that you are employed, length of employment, annual salary, bonuses, job title and prospects for continued employment.
7.  You must have two most recent pay stubs from the job you have in New York City .... they often will not accept pay stubs from jobs you had that are not in the area.
8.  You must have had your job for more than one year.
9.  You must have a minimum of $100 for a credit check.  Some places charge more. 
10.  W2 Forms
11.  Bank Statements - Two to three recent months for both checking and savings.
12.  Front and Signature page of tax returns for the past two years, three if you are self-employed.
13.  You must have good credit
